In Dubai, your air conditioner works harder and longer than almost anywhere in the world — often ten to twelve months a year, through 45°C summers and constant dust. That relentless workload is exactly why an AC Annual Maintenance Contract (AMC) has become one of the most common ways homes, villas and businesses here keep their cooling reliable and their DEWA bills under control. But not every AMC is worth the paper it is printed on. Here is an honest look at what an AMC actually covers, what it costs in Dubai, and when it does — and does not — make sense.
What is an AC Annual Maintenance Contract?
An AMC is a fixed-fee agreement where an AC company looks after your units for a full year, usually with a set number of scheduled visits plus cover for breakdowns in between. Instead of calling around every time something goes wrong — and paying a fresh call-out charge each time — you pay once (or in instalments) and your cooling is looked after all year. A good contract is preventive: the point is to stop breakdowns before they happen, not just to fix them afterwards.
Most contracts are built around two, three or four visits a year. What a good AMC covers
Coverage varies a lot between providers, so read the scope carefully. A solid residential or light-commercial AMC should include:
- Scheduled preventive servicing — coil and filter cleaning, drainage flush, gas-pressure check, thermostat calibration and a full performance inspection at each visit. - Priority breakdown call-outs — when something fails between visits, contract customers are seen first, usually the same day, with the call-out fee waived.
- Minor repairs and consumables — small parts, filters and labour for routine fixes are typically included; major components are usually quoted separately. Always confirm which side of that line a gas refill falls on.
- Visit reporting — a record of each visit and the unit’s condition, which is useful for landlords, facilities managers and handover purposes.
What is usually not covered: major spare parts, full compressor replacement, complete re-gassing, ductwork alterations, and damage from misuse. A contract that claims to cover “everything” for a very low price is a red flag — someone has to pay for a new compressor, and it will not be the provider.
How much does an AC AMC cost in Dubai?

Is an AMC worth it?
For most Dubai households and businesses, yes — but for honest reasons, not because it is a magic saving. The real trade-off:
- It usually pays for itself if you would otherwise skip servicing. A clean, correctly-gassed AC uses noticeably less electricity; a neglected one can add hundreds of dirhams a year to your DEWA bill and then fail in the worst week of summer. If an AMC is what actually gets your units serviced on schedule, it pays back.
- It is most valuable for villas, multiple units, businesses and tenanted properties — anywhere a breakdown is expensive or disruptive, or where you are managing cooling you do not personally keep an eye on.
- It may not be worth it for a single, newer split unit you are happy to book for a service yourself twice a year. In that case two individual AC services can cost less than a contract.
What to check before you sign
- Exactly how many visits, and when — make sure one lands before summer.
- The call-out response time for contract customers.
- Which parts and consumables are included versus chargeable — get the exclusions in writing.
- Whether the price is per unit or per property.
